Looking Ahead with Tim Banks, Octagon CEO

by internationalbanker

Octagon Developments was founded over 37 years ago, and continues to be recognised as the pioneer of luxury housebuilding, a title we are determined to uphold within this exclusive but fiercely competitive market sector.

We focus on prime residential areas of London and the Home Counties for the majority of our projects, with each of our properties individually designed by the talented Octagon in-house team, incorporating interior and exterior design features which distinguish each house with a unique character, but still retaining our unmistakable style.

Having been in the company for over 19 years, the last 10 as Finance Director, I have recently taken over the reins as CEO. So as we head further into the year, the Octagon team begins a new chapter, relishing the changes and challenges afoot.

Our land buying team continue to source the best opportunities within our known realm of South West London and the Home Counties for our future portfolio of luxury family homes. Continuing to design and build a select number of high quality properties per year, our upcoming flagship site in West Byfleet, Broadoaks Park, will offer an appealing mix of 161 properties, from stylish apartments to spacious family homes.

The existing Grade II listed mansion, Broadoaks Manor, alongside its adjoining lodges, coach house and ornamental gardens, will be beautifully restored and converted around  the large areas of open and stunning landscaped grounds, set in approximately 25 acres.

The impressive hallway and entrance features large windows spanning all three floors, drawing in light across the glass paneled spiral staircase, as the spacious Master Suite stretches across the width of the first floor, allowing fulsome views of the stunning 0.7 acre rear gardens. Price: £5.25m

In partnership with Criterion Capital, we are also in the process of extensively refurbishing, extending and converting Eagle House, an iconic, Grade 11* listed Jacobean building in Wimbledon Village into 8 luxury apartments.

The prestigious building will provide a mixture of 2 and 3 bedroom homes, with lift access to the upper floors, private parking and some with private patios – all with access to landscaped communal gardens and set behind secure gates.

Ideally located for both Wimbledon Common and Richmond Park, Eagle House is situated just moments away from the chic boutiques, popular restaurants and bars of The Village High Street, while Wimbledon All England Lawn Tennis Club and Royal Wimbledon Golf Club are also just moments away. Finally, our Bespoke division is continually growing, with John Pope and team trebling their commissions within the past 12 months. After the initial threat of Mansion Tax resulted in problems for the top end of the housing market, the rise in the stamp duty banding system also had an effect, something we see as a key factor in our Bespoke growth. No matter how much money a buyer has, people will naturally resent paying hundreds of thousands of pounds in stamp duty – instead, a lot are putting their money into extending or refurbishing their homes.

Our map of Octagon Bespoke homes now spans the entire south of England, with a wide variety of different properties and many happy customers.

As a business we are very adaptable. Our diversification will help us get through the changes in the market, and, showing a willingness to be different, myself and the Octagon team will be proud to maintain our place as one of the country’s most applauded luxury developers.
